Find a layout that suits you

A good floor plan starts with how you live, not with a drawing you found. Here are three common sizes and how the rooms are often split. Use them as a starting point and adjust to your everyday life.

About 320 sq ft – backyard ADU or studio

In a small ADU every foot has to work. An open living area with a kitchenette and a separate bathroom is most common.

  • Living area with kitchenette: about 200 sq ft.
  • Bathroom: about 40–45 sq ft.
  • Sleeping nook or loft if the roof height allows.
  • Closet next to the entry.

About 860 sq ft – cabin or small home

This size fits two or three bedrooms. Keep kitchen and living room in one open space facing the backyard.

  • Open kitchen and living room: about 375 sq ft.
  • Two to three bedrooms of 90–130 sq ft.
  • Full bathroom plus a half bath near the entry.
  • Entry with coat closet.

About 1,500 sq ft – family home

At this size you can split the house into a social side and a quiet side. Bedrooms often sit at one end or upstairs.

  • Kitchen, dining and living: 480–600 sq ft.
  • Four bedrooms, one larger primary suite.
  • Two bathrooms and a laundry room.
  • Mudroom with storage by the garage or back door.

Tips for a better layout

  • Let walkways run along walls, not through seating areas.
  • Put bedrooms on the quieter side.
  • Place kitchen and living room where the sun is when you are home.
  • Draw furniture to size before you settle the walls.

Draw and test it yourself

Only when you draw the rooms to size do you see if the layout works. In MyRoomCraft you draw rooms, add furniture and see your home in 3D right in the browser.
