Planning permission normally expires if work has not started within 3 years.

Building Regulations are separate

Planning decides what you may build; Building Regulations decide how it is built safely. You need Building Control approval or an approved inspector for structure, fire, insulation and drainage.

How long does planning permission last?

Normally three years from the decision date to begin the work.

Rules change and are applied locally. Always check with your local planning authority and Building Control before you build.
