Permits usually expire if work does not start within about 180 days. Check your jurisdiction.

What usually needs a permit

New houses, additions, ADUs, structural changes, decks above a certain height, and most electrical, plumbing and mechanical work. Painting, flooring and cabinets usually do not.

Inspections

The building department inspects in stages – typically footing, foundation, framing, rough electrical/plumbing/mechanical, insulation and final. You may not cover work before it is approved.
