Drawings building departments ask for
- Site plan with property lines, setbacks, easements and existing structures.
- Floor plans with room names, dimensions, doors, windows and smoke/CO alarms.
- Elevations of every side with heights and materials.
- Building section with foundation, framing, insulation and roof pitch.
Who may draw them
In many states homeowners may draw plans for their own single-family home. Structural elements often need calculations or a stamp from a licensed engineer, and some cities require a licensed designer – check locally.
Frequently asked questions
Which scale should I use?
Floor plans and elevations are commonly 1/4" = 1'-0" (about 1:48); site plans 1" = 10' or 1" = 20'.
Codes and zoning vary by state, county and city. Always check with your local building department and HOA before you build.
